UTILITIES SETUP — ALLOW 1 WEEK · Electricity (EAC): take rental contract + ID + €100 deposit to local EAC office. Active within 24h once paid. · Water: visit your district water board. Quarterly billing; deposit ~€50. · Internet: Cyta / PrimeTel / Epic — fibre activation 5–14 days · Refuse: auto-charged through municipality bill WHAT TO WATCH OUT FOR · Rental scams in FB groups — never pay before viewing in person AND seeing the property's title · Air-con units sized wrongly are a major utility-bill driver — check inverter type · Older Paphos / village stock often has marginal heating; ask about winter bills · If furnished, check appliance ages — rental fridge / washing machine failures are usually landlord's cost but expect to fight for quick repair DEPOSIT RETURN Standard practice: returned within 30 days of move-out, less reasonable deductions for damage beyond fair wear and tear. Disputes go to small claims court if needed; most cases resolve via the agent.
